Students select housing by class year. Each year juniors and seniors can choose to live in selected areas of their College House, may choose to renew or join an apartment in College Row, College Hill or a James Street Property (JSP), followed by the theme house application phase, then the general lottery for remaining rising juniors and seniors without housing. Students must fill their chosen apartment or unit with eligible students and will commit to a 12 month lease term with additional utilities. Residence hall and theme house options are a 9 month academic school year term and include utilities. There are special lease term considerations for those students who choose to study abroad.
Students choosing to live in an off campus apartment space at College Row, College Hill or a JSP portfolio property are now required to provide proof of renters insurance as part of their resident lease/occupancy agreement.

Campus Crossings comprises two buildings along Harrisburg Avenue and offers fully furnished one-bedroom, two-bedroom, and four-bedroom student apartments, all designed with the latest safety and communications technologies. Each bedroom has a full sized bed. Basic cable and internet are included in the rent cost. Students share the cost of electric within their unit. Laundry facilities are available to students on each floor. Assigned parking spaces are available to each resident, if desired. This location requires a 12 month lease commitment and is managed by Campus Apartments at College Row. Rent is paid monthly to Campus Apartments and not to Franklin & Marshall. A $500 security deposit is collected at lease signing from each student and will be held for the entire lease term for potential damages. A lease application fee is required at this address.

All College Hill rooms are fully furnished. Each bedroom has a full sized bed. Tenants are responsible for their portion of gas and electric utilitites and are responsible for setting up their own cable service. Water, sewer and trash are included in the rent. Each apartment provides F&M Ethernet/Wireless service included in the cost of the rent. Laundry facilities (coin operated) are available to students. This location requires a 12 month lease commitment and is managed by Susquehanna Realty Management. Rent, gas and electric are paid monthly directly to Susquehanna Realty Management and not to Franklin & Marshall. Cable service is paid directly to the cable company (Comcast). A security deposit of $950.00 per student is collected at lease signing and held until the end of the lease term for potential damages. A lease application fee is charged at this location.

We are pleased to announce there are now 246 James Street Property (JSP) beds available to our students. All apartments are fully furnished. Each bedroom has a full sized bed. Students share the cost of the utilities to include gas, electric, cable and internet. There is a washer and dryer in each apartment. You will be billed by Franklin & Marshall College on a semester basis and this location requires a 12 month lease commitment. The Fall semester includes June through December. The Spring semester includes January through mid May. A $500 security deposit per studnet is charged to the student account and is held for the entire lease term for potential damages. This charge is typically billed in the Fall semester. If a student moves into a JSP after returning from a Fall abroad experience they will be charged the security deposit in the Spring semester.
There are a variety of Theme and Greek housing options available. Theme housing options are fully furnished and include the Arts House, the Human Rights House, the Leadership House, the Community Service House, Dietz Hall/Quiet Living, the Wellness/Substance Free House and the Sustainability House. Laundry facilities are available to students. Theme house options are billed by Franklin & Marshall College and operate on the same academic school year term as the on campus residence halls except for the Leadership, the Human Rights and the Community Service Houses that require a 12 month occupancy commitment and shared utility costs. A $500 security deposit per student is charged for the JSP theme locations.
