Apartments

Our four-year residency requirement means students are required to live in F&M-owned or -approved housing for all four years. In their junior and senior year, students can choose to live in one of three F&M-affiliated apartments, all within walking distance of the College. Junior and senior class status is determined by entry year cohort and not credit hours. Students must have two years of enrollment (or the equivalent for transfer students) to be eligible to live in College Row, College Hill or James Street Properties. Appeals for exceptions should be directed to housing@fandm.edu

Living in an apartment brings new opportunities and new responsibilities. Students who choose to live off campus agree to a year-long (12-month) rental agreement. This is their responsibility for the entire length of the lease as there is no guarantee of finding a sub-tenant. Arrangements for rent payments and utilities are conducted directly with the management company and the utility provider. These arrangements vary depending on the location.

College Hill

College Hill Apartments

College Hill is a College-approved (not College-owned) housing option for junior and senior students. College Hill is managed by Susquehanna Realty Management.

Students interested in College Hill apartments make lease arrangements directly with the management companies, a process which typically begins in November for the following academic term. Lease agreements are for 12 months.

Furnishing 

All College Hill rooms are fully furnished. Each bedroom has a full sized bed. 

Rent and Utilities

Rent, gas and electric are paid monthly directly to Susquehanna Realty Management, not to F&M. Water, sewer and trash are included in the rent. Tenants are responsible for setting up their own cable service, if desired, which is paid directly to the cable company. Each apartment is equipped with F&M wireless service included in the cost of the rent. Laundry facilities are available to students at no additional cost. It is expected that students share the cost of utilities with their roommates. 

Security Deposit and Fees

A security deposit of $950 per student is collected at lease signing and held until the end of the lease term for potential damages. A lease application fee is required at this location.

College Row

College Row Apartments

Campus Crossings at College Row is a College-approved (not College-owned) housing option for junior and senior students. College Row is managed by Campus Apartments.

Students interested in College Row apartments make lease arrangements directly with the management companies, a process which typically begins in November for the following academic term. Lease agreements are for 12 months.

Furnishing 

College Row offers fully furnished one-bedroom, one-bedroom studio, three-bedroom, and four-bedroom student apartments, all designed with the latest safety and communications technologies. The bedroom has a full sized XL bed (mattress size = 54"X 80").

Rent and Utilities

Rent is paid monthly to Campus Apartments, not to F&M. Internet and laundry are included in the monthly rental cost. Electric is paid directly to the utility company. Assigned parking spaces are available to each resident, if desired, for an additional cost. It is expected that students share the cost of utilities with their roommates. 

Security Deposit and Fees

A $350 security deposit is collected at lease signing from each new resident and will be held for the entire lease term for potential damages. A lease application fee is required at this location.​

James Street Properties (JSP) 

James Street Apartments

James Street Properties (JSP) is a College-approved (not College-owned) housing option for junior and senior students. There are 246 JSP beds available. 

JSP apartments are selected through the College’s Housing Lottery each spring. Lease agreements are for 12 months.

Furnishing 

All apartments are fully furnished and each single bedroom has a full sized XL bed (mattress size = 54"X 80"). There is a washer and dryer in each apartment.  

Rent and Utilities

Similar to on-campus housing, rent is billed by F&M twice a year. Gas, electric, cable (if desired) and internet is paid directly to the utility companies. It is expected that students share the cost of utilities with their roommates. 

Security Deposit and Fees

A $500 security deposit per student is charged to the student account and is held for the entire term of occupancy for potential damages. The housing fees and security deposit will be billed by Franklin & Marshall College on a semesterly basis.

Renter’s Insurance

Students living in apartments are required to carry personal property renter’s insurance for the term of the lease or occupancy. Proof of an insurance policy is required prior to moving into the apartment unit on or after June 1st. If you are renewing your lease you will need to provide proof of extension of your coverage.

Meal Plans

Students living in apartments may decide to reduce or opt out of their campus meal plan.
